Cambridge RE Partners, a fund management company based in Singapore, has announced the successful acquisition of an office building located at 400 Kent Street in the central business district of Sydney for 111.58 million Australian dollars. The property is currently being used by the University of Central Queensland's Sydney campus. This acquisition further expands Cambridge RE Partners' investments in the education-related real estate sector in Australia.
The office building was sold by Terraform Capital, a private asset management company controlled by the family of Zhang Shunyao, former chairman of Hong Kong's Taisheng Group. Terraform acquired the property for 111.8 million Australian dollars in 2018, and the selling price this time was slightly lower than the purchase cost, but still yielded a return of 7.6%. The 11-story building at 400 Kent Street has a floor area of 10,461 square meters and is located near Town Hall and Gadigal subway stations. It has been used as the University of Central Queensland's Sydney campus since 1993, with an annual rental income of approximately 8.46 million Australian dollars and a remaining lease term of seven years or more.
Cambridge RE Partners made this acquisition through its fund, the Cambridge Social Infrastructure Fund (CSIF), which focuses on real estate investments in the education and healthcare sectors. Since its establishment in the fourth quarter of 2023, the CSIF has invested over 310 million Australian dollars in relevant areas in Australia. With Australia's increasing appeal to international students, education-related real estate is becoming an area of interest for global institutional investors. Cambridge RE Partners is optimistic about the growth potential of the Australian education real estate market and expects to continue seeking more investment opportunities in this sector in the future.
